This 1st floor, non-smoking luxury apartment consists of a very spacious open plan Lounge/Dining room & Kitchen with an overall length of 52'. There is air-conditioning in all rooms. With 3 good sized bedrooms it comfortably sleeps 6-8 people in 1 double, 2 twin bedrooms & a sofa bed in the lounge as well as 2 additional sofas. Bedrooms have ample wardrobe space & plenty of spare linen. The master bedroom & the lounge lead onto a large sun terrace with furniture for dining 'al fresco'. The pool is well kept and for the use of residents and their guests only. The dining area has a beautiful table & leather chairs to seat 8, the lounge has 2 leather sofas, a 29" TV with satellite & dvd as well as separate tv/dvd & films for kids. The modern bathroom has a bath & a mixer shower above. The kitchen is equipped with a fan assisted oven, ceramic hob & hood, microwave, fridge/freezer. In addition are the necessary crockery, cutlery, cooking utensils etc. A welcome pack is free for all guests with tea, coffee, milk, sugar, water, bread, spread, jam. A convenience store is about 100 yards away for any urgent items & local supermarkets are about 5 minutes away by car for that larger shop. The apartment has an information folder giving directions to beaches, shops, resorts, activities and places of interest. Situated 45 minutes from Larnaca Airport in Kapparis, Protaras. Kapparis, although a quiet village has some excellent bars & restaurants to offer. Pernera (5 mins by car) is a lively resort & has a wide selection of bars, shops, restaurants & nightly entertainment. Booking Procedure

A 25% deposit is required on booking. The holiday balance is then due 10 weeks prior to departure. Once the balance of the holiday is received, details on how to obtain the keys will be sent by post or e-mail.Payments must be made in GBP sterling. A £100 REFUNDABLE charge is made against any loss or damages to the apartment or furniture, and must be paid with the holiday balance. This charge is refunded within 3 weeks of your return if no damage or loss has occurred during your stay. Cancellations-The closer your cancellation is to your departure date , the less likely we are able to recover costs by reselling your holiday. In the event that you should cancel your holiday booking the following charges will apply: More than 10 weeks to departure date: Loss of deposit Less than 10 weeks to departure date: 50% of total booking value Less than 6 weeks to departure date: 100% of total booking value

This 1st floor apartment is all on one level. It is suitable for those who can manage a flight of stairs. The apartment is strictly non-smoking and we ask all our guests to abide by this.

General Facilities

Air Conditioning, Central Heating, Linen Provided, Towels Provided, Personal Safe, Ironing Board, Cot available, Sofa-bed ,

A cot is not in the apartment but we can provide a travel cot on request for a small charge.
Towels and extra bed linen are provided. Beds are ready made on arrival, maid service can be arranged for an additional charge.
There is an iron and board, pegs and airer/dryer for your laundry.
Bedroom Facilities: 3 Bedrooms - Master with Double Bed plus two Twin bedrooms. Sofa bed in the lounge will comfortably sleep either two children or 1 adult. Beds are made on arrival and there is spare bed linen in apartment.
A travel cot can also be arranged for a small charge.
Bathroom Facilities: The fully tiled bathroom is clean and modern. It has a full bath with a shower mixer above.
Reception Rooms: The main living area is a spacious 39' long. There is enough seating for 8 people for dining both inside or out. The decor is clean, modern, comfortable & luxurious. A real home from home. Leather sofas, DVD's and 29" TV as well as a TV for the kids to watch DVD's. But with Cyprus sun, why watch TV?
Kitchen: The kitchen is fully equipped with everything you could need.
There is enough crockery, cutlery etc for 8 people. What more can we say.
Entertainment Facilities: In the lounge there is a 29"TV and DVD player with satellite showing some English speaking channels. There are a few DVD's (mostly childrens) in the apartment but feel free to take your own favourites.
There is also a small TV for the kids to watch their DVD's on while you relax on the sun terrace.
Outdoor: There is a large sun terrace (27m2) with 8 comfortable reclining dining chairs. Two tables with parasols to use for dining/drinks etc. A parking space is available under the building.

Pool: Communal pool for the use of guests and their residents. The friendly hotel & restaurant in Kapparis allows free use of its pool to all its customers as do may of the hotels in Cyprus. There are free sun loungers/parasols.
The property is in a quiet residential location with a mixture of English and Cypriot residents and holidaymakers. All of whom are extremely friendly. The apartment is suitable for children of all ages. We are able to provide a travel cot for those with very small children for a small charge. The apartment is most suited to families and couples as we do not allow all male/female parties to rent our home.
The air-conditioning is available for your use but we ask that this is used sensibly and not used in the rooms whilst they are not in use or whilst windows or doors are open.
We recommend that all our guests make use of car hire in order to get the best of the holiday. This makes transfers to/from airport easy, allows you to explore the island and enjoy the various resorts/beaches etc.
Taxi's however are fairly easy to come by and a 10 minute journey will cost in the region of £8.
We can arrange transfers and car-hire at good rates.

Apartment is 45 minutes from Larnaca Airport in Kapparis, Protaras. Kapparis, although a quiet village has some excellent bars and restaurants to offer.
Pernera (5 mins by car) is a lively resort and has a wide selection of bars, shops, restaurants & nightly entertainment.
Protaras(7mins) & Ayia Napa (20 mins) both have more shops, restaurants & bars than you could see in a month of holidays!! Whatever your tastes you will find them here. Family orientated Protaras comes alive at night with a party atmosphere going on to the small hours. Most bars have free nightly entertainment if the street traders & entertainers are not enough to keep you amused. All types of restaurant can be found here, Chinese, Italian, British, Mcdonalds! and authentic local cuisines and sampling a meze is a must! The Cypriots are proud of their food and the standard is very high. With excellent food and wine and friendly locals who reserve their warmest welcome for their guests who wouldn't go to Cyprus.

Cleaning Services / Towels and Linen

Plenty of bath towels are provided. We do ask our guests to bring their own beach towels and T-towels. Bath towels are NOT permitted to be taken from the apartment. The apartment is thoroughly cleaned between each guests holiday and you will find it spotless on arrival. We do not provide a cleaning service during your stay but we are able to do so for an additional charge.

This part of Cyprus has the most wonderful clear warm sea and the best golden sandy beaches on the island. Beautiful secluded coves and beaches are all around this coast, the most famous of which is Fig Tree Bay in Protaras (10 mins away by car), although in our opinion this is not the best. There are plenty of quiet bays within about 15 minutes walking distance or just a few minutes by car.

How to get there

The apartment is an easy 45 minute drive from Larnaca airport. Directions will be sent to you once your holiday balance has been paid. We haven't lost a guest yet it's that easy to find and the Cypriots drive on the left!

Beaches

This part of Cyprus has the most wonderful clear warm sea and golden sandy beaches. Beautiful secluded coves and beaches are all around this coast, the most famous of which is Fig Tree Bay in Protaras (10 mins away by car), although in our opinion this is not the best. There are plenty of quiet bays within about 15 minutes walking distance or just a few minutes by car. If you are looking for busier beaches with watersports and restaurants these can be found in either Pernera (5 mins), Protaras (7 mins) or Ayia Napa (20 mins) with its beautiful Nissi Beach.
In the apartment we have an information folder to provide you with as much information as you could need to get you to the best beaches on the island.
In Protaras, which is the most popular resort in the area, you can find an abundance of watersports, boat trips and beachside restaurants where you can sit and watch the world go by.
There are beaches in the area to suit all tastes from the lively to the quietly secluded. Enjoy!

Cyprus has some excellent golf courses situated in various locations around the island.

Skiing

It is possible to go ski=ing in the mountains in Cyprus during the winter months - January, February.

Scuba Diving

There is an abundance of scuba diving lessons and schools in Cyprus.
